Probate & Date of Death
Market value at the date of death, prepared for executors and administrators in the form HMRC expects for estate accounts.
For probate and inheritance tax the value required is the open market value on the date of death, not today's figure. We inspect the property, research sales evidence from around that date, and report the value with the reasoning behind it so it can be defended if HMRC raises questions.
Matrimonial & Divorce
Independent valuations for financial settlements, written to a standard suitable for solicitors, mediators and the court.
Where a property forms part of a financial settlement, both parties need a figure they can trust. We accept instructions from one party, jointly, or as single joint expert, and the report states the basis of value and every factor affecting it.
Shared Ownership
Staircasing, redemption and resale valuations in the format housing associations and their solicitors require.
Housing associations require a RICS valuation before you staircase, sell or redeem your share. Most will only accept a report less than three months old, prepared by a Registered Valuer with no interest in the sale.
Capital Gains Tax
Current or historic valuations to support CGT computations, disposals and HMRC enquiries.
CGT is charged on the gain between acquisition and disposal, which often needs a value at a historic date, such as when a property was inherited, gifted or first let. We provide current and retrospective figures with the supporting evidence appended.
Market Valuation
An impartial view of value before you sell, buy or refinance, with no agency interest in the outcome.
Independent of any agent or lender, a market valuation tells you what a property is realistically worth before you commit. Useful when buying privately, agreeing a transfer between family members, or sense-checking an asking price.
Insurance Reinstatement
Rebuild cost assessments so buildings cover is neither under-stated nor unnecessarily expensive.
Buildings insurance should cover the cost of rebuilding, not the market value. We assess reinstatement cost including demolition, professional fees and any statutory or conservation requirements, so you are neither underinsured nor paying for cover you do not need.
