Market Valuation
Value for purchase, sale and internal decision making, supported by transactional and rental evidence.
We value on the basis appropriate to the asset, whether that is comparable evidence for owner-occupied premises or an income approach for let property. The report explains which method was used and why.
Secured Lending
Valuations for banks and lenders in their required format, with any conflicts of interest declared up front.
Lenders need to know the asset supports the loan and that the valuer is independent. We confirm our independence, disclose any previous involvement with the property, and report in the lender's format including any special assumptions.
Asset Valuations for Accounts
Valuations for company accounts and financial reporting, prepared on the correct basis for your auditors.
Valuations for accounts must follow the basis your auditors expect, whether fair value under FRS 102 or IFRS 13, or existing use value for specialised assets. We agree the basis at the outset so the figure goes into the accounts without query.
Rent Review & Lease Renewal
Evidence-based rental valuations for landlords and tenants, with negotiation support where required.
At review or renewal the rent is set by the lease terms and the market evidence, not by what either side would prefer. We assess open market rent, identify the comparables that carry weight, and advise on your position before negotiations start.
Investment & Portfolio
Yield analysis, income profile and portfolio-level reporting for investors and trustees.
For investment stock the value follows the income. We analyse the tenancy profile, unexpired terms, covenant strength and reversionary potential, then apply yields supported by transactional evidence.
HMO & Multi-Let
Valuations of licensed HMOs and multi-let residential investments, reflecting income as well as bricks and mortar.
A licensed HMO can be worth more as an income-producing asset than as a single dwelling, and lenders differ on which basis they will accept. We report both where it is relevant and explain the difference between them.
