Specialist valuations we prepare
Development Land & Residual Appraisals
Site value assessed from the scheme the land can support, with build costs, finance and developer's profit modelled.
Land is worth what the scheme it can support leaves over once everything else has been paid for. We model gross development value, build costs, professional fees, finance, contingency and developer's profit to reach a residual land value, then test it against comparable land sales.
Lease Extension & Enfranchisement
Premium calculations for lease extensions and collective enfranchisement under the leasehold reform legislation.
The premium for a lease extension depends on the unexpired term, the ground rent, relativity and the value of the flat with a long lease. We prepare the calculation, advise on a negotiating range, and can act through to tribunal if terms cannot be agreed.
Expert Witness & Litigation Support
Reports prepared to Part 35 standards, with reasoning set out to withstand scrutiny and cross-examination.
An expert's duty is to the court, which means the report must be independent, transparent and robust. We set out the facts relied on, the range of reasonable opinion and the reasoning, and attend joint statements, conferences and hearings.
Charity Land Disposals
Qualified surveyor's reports for trustees disposing of charity land under the Charities Act 2011.
Trustees disposing of charity land generally need a written report from a qualified surveyor before proceeding, advising on value and on how to obtain the best terms reasonably obtainable. We prepare that report and the advice that goes with it.
Retrospective & Historic Valuations
Value at a past date, evidenced from records and market data contemporary with that date.
Where a figure is needed for a past date, the opinion must rest on evidence available at that time. We research contemporaneous sales, market commentary and the property's condition and use at the date in question.
Agricultural & Rural
Farms, land, barns and diversified rural assets, including buildings of non-standard construction.
Rural assets rarely fit standard valuation patterns. Farms, land, barns and diversified enterprises need the holding, the buildings, any subsidy or environmental scheme income and development potential each considered separately.
